			<content:encoded><![CDATA[<p>I know, I’ve been terrible at updating this blog on a regular basis; I really should work on it going forward. So, what have I been up to in the last month or so? I’ve still been busy at work, same project as before had another part to it that we needed to get done. No late nights, but just a lot of work as a result. I’m also continuing my studying for the CFA test on December 6th&#8230; I hope I do well on it; since it pretty much covers the four years at Stern. I’m really not sure why I’m taking the test, it doesn’t matter for my current job, and won’t matter for a job going forward, probably. I’m doing it for the sake of doing it.</p>

<p>I’ve also started work on application essays for my MBA. I have to write four essays and I’ve got a draft done for one of them, and basic outlines for two more. The final essay shouldn’t be too difficult either, so I think I’m on track for the application process. I’ve also been seeing a lot more places in Hoboken; I’ve seen a total of 15 places over the past several weekends and I really liked four of them. I think when I’m going to be ready to make offers (January) there should be plenty of choices available to me.</p>

<p>Finally, Stern recently sent out a little survey asking for feedback from recent alumni, along with a chance to win a pair of tickets to the Stern Alumni Ball. Since I know Stern had terrible response rates, most email surveys have low rates, I decided to fill it out and enter the raffle drawing. And I ended up winning the tickets. So, I’ve got a pair of tickets to the Stern Alumni Ball on December 6th. It’s supposed to a very classy event, and this year it is at the Rose Center at the Natural History Museum, so it should be a fun time. I should put some pictures up from the party at some point, so look for a link or something.</p>

But since I can&#8217;t get to Craigslist at work, I&#8217;ll have to check it out when I get home tonight.</p>

			<content:encoded><![CDATA[<p>I haven&#8217;t posted an update in almost a month. Probably due to a combination of things, first being this massive project we were working on. Like always I can&#8217;t go into too many details about work, but this was possibly the biggest project I&#8217;ve worked on so far. </p>
<p>Otherwise things are peachy; my house hunt is well under way. I&#8217;ve seen 9 places in Hoboken over the span of three weekends. I&#8217;m happy with the price range I&#8217;ve set and my time frame should work out as well. </p>
<p>I&#8217;ve also finally started using the Mathur.in domain name, I&#8217;m uploadong pictures, to create an east way to share pictures with family/friends and of givess me more control over it than using some other website. </p>
<p>Hopefully I&#8217;ll update more often, but we&#8217;ll see&#8230;</p>

<p>But the real i,pact on me is yet to be determined. How are mortgage rates going to react to this? I&#8217;m guessing that they are going to be a little crazy (increasing and decreasing all over the place for about a month) before heading noticibly downward after that. The takeover should result in greater stability in the mortgage market, hopefully increasing the amount of credit available and reducing rates. If rates do drop, it can only help me in my house hunting =)</p>

			<content:encoded><![CDATA[<p>As I&#8217;ve mentioned before, I&#8217;ve started looking for a new place to live. This Saturday I went to another open house. I visted a new developement, gut renovation of a warehouse in Jersey City. Because this was originally a warehouse, each floor has 14 foot ceilings, with 11 foot windows; this makes each condo look bigger and the views out of the windows are impressive. Further, the price, including common charges and taxes, is well within my range for the area that I would be getting.</p>
<p>The problem with the place is once again the layout. The bedroom was nicely sized, you could easily fit more than just a bed in there. But as a result, the living room area was too narrow; it would be hard to fit a lot of stuff in there. There wasn&#8217;t enough space for my bar. But beyond that, since the walls have metal studs and not wood, it would be really hard to mount a flat screen tv on the wall. Thus, I would need a stand for the TV and with a couch, there would be very little space left.</p>
<p>It was worth getting another visit in. I know that the layout is going to mean a lot me, more than just the numbers. So, time to head back to the websites and find something else.</p>
